Q: Can you hold a place before I apply?
A: No, unfortunately, we can hold a place only with an approved application and receipt of the deposit for the property.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: We do not collect last months rent therefore only deposit, pet deposit, if applicable, and first month's rent is required at move in.

Q: How old do you have to be to apply?
A: 18 years old

Q: Is the deposit refundable?
A: Yes, the deposit is refundable after the tenant moves out if the property is turned over in similar to same condition aside from normal wear and tear and there are no outstanding tenant charges or unpaid utilizes due.

Q: Who needs a cosigner?
A: PSPM doesn’t accept co-signers.

Q: You have a property I want to rent. How do I apply?
A: Read the tenant criteria for qualifications then apply online through this website.

Q: How do I pay rent?
A: Rent is to be paid online through the tenant portal via electronic check, credit card or by check. PSPM does not accept cash.

Q: I want to get a pet. What do I do?
A: Call or email your Broker and see if the property allows for pets, fills out the pet screening form upon approval pay the $500.00 deposit to PSPM and fill out pet addendum which is to be submitted to management PRIOR to bringing a pet home.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Contact management! If roommate income qualifies to stay in property alone, he/she may stay and pay the additional deposit as well as set up a walk out prior anyone moving out. All depending on management approval.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Notify management in writing of your intent to move out at the end of your lease either 20 or 30 days prior to leases expiration.

Q: Who is responsible for paying for repairs & maintenance requests?
A: If a repair is due to tenant fault (even if not on purpose) the tenant is responsible for paying for the vendor invoice otherwise the owner would cover cost of repairs.
